5Pointz is a new skyline complex construction located in Queens’s Long Island City neighborhood. Situated at 22-44 Jackson Avenue, the building contains 1115 units at 48 stories (two residential towers rising above a common 5 story podium). The building’s amenities include: Basement storage, bike room, children’s playroom, courtyard, event room, fitness center, game room, laundry room, lounge, on-site parking, pet grooming / pet services, pool, Racquetball and basketball courts.
The connection podium will include: Enclosed commercial garage, Art Gallery & Artist Studios. DM Engineers in partnership with Praxis Work Shop Inc. acted as the applicant of record & owner representative assisting in the final stages of this monumental construction. Our team’s involvement was crucial in attaining the approvals for occupancy from the diferent New York City’s regulating agencies. Among the construction administration support, our team assisted the project manager in providing clarification of construction documents, performed site visits as appropriate to monitor the progress of the work at regular intervals to determine whether the work is in accordance with the construction documents, provide revision of construction documents, verify the contractor request for payment and kept the owner informed of the status of the project and guard against deficiencies in the work, lastly DM assisted the project manager in reviewing the status of construction to determine the dates of substantial completion and final completion.
DM Engineers performed the mechanical, electrical, plumbing, fire protection & structural design services for a this high-end luxury apartment upgrade in the Soho area of New York City. Some of the features include a conversion of the apartment into a duplex living space with beautiful high ceilings and integrated controls.
The main challenge for this project was to integrate a state of the art engineering systems into a landmark building, where preservation is essential to keep the property’s value and history.
As an additional service to the building owners, DM Engineers performed a full building property assessment in order to develop a capital master plan to improve any deficiencies and help this historical building to continue its development.
Previously known as Hotel Licoln, The Row Hotel was the largest hotel in Manhattan when it opened on February 13, 1928.This historical hotel is under development, and DM Engineers was hired to provide consulting services for the facilities team. Our team developed design documents for the cooling of the penthouse offices and the man elevator machine room as required by local code. This work was inclusive of a dedicated system, electrical upgrade and fire alarm devices. Secondly, as part of the capital program, DM provided a solution to cool and ventilate each of the elevator cabs throughout the building.
The team worked alongside the elevator manufacturing company to customize the solution for this unique building. In the last phase of this iniciative, DM engineers developed engineering plans to renovate the first floor bar and lounge, which including the expansion of the sitting and bar area to provide a modern and fresh ammenity. This last renovation included re-design of the HVAC, sprinkler and fire alarm system for the area.
