Gabriel Showroom

This project involved a comprehensive transformation of an unfinished shell space into a flagship showroom in New York for a Denmark-based furniture fabric company. The fit-out included the implementation of a new lighting and power design, along with modifications to the existing HVAC and plumbing systems. The integration of Mechanical, Electrical, and Plumbing (MEP) design seamlessly complemented the architectural vision, creating open display areas, functional workspaces, and casual gathering environments. It was crucial for the design to adhere to the building’s landmark status.

 

5 Pointz Towers

5Pointz is a newly constructed skyline complex located in the Long Island City neighborhood of Queens. Positioned at 22-44 Jackson Avenue, this building consists of 1115 residential units spread across 48 stories, with two residential towers rising above a common 5-story podium. The property offers a wide range of amenities, including basement storage, a bike room, children’s playroom, courtyard, event room, fitness center, game room, laundry facilities, lounge, on-site parking, pet grooming and pet services, a pool, as well as racquetball and basketball courts.

The connecting podium of the complex serves multiple purposes, encompassing an enclosed commercial garage, an art gallery, and artist studios. DM Engineers, in collaboration with Praxis Work Shop Inc., played a pivotal role in the final stages of this monumental construction project. Their involvement as the applicant of record and owner representative was instrumental in securing occupancy approvals from various New York City regulatory agencies.

DM Engineers’ contributions to the project included extensive construction administration support. They assisted the project manager by clarifying construction documents, conducting site visits at regular intervals to monitor work progress and ensure compliance with construction specifications, revising construction documents as necessary, verifying contractor payment requests, and keeping the owner informed about project status. Additionally, DM Engineers aided the project manager in reviewing the construction’s status to determine substantial completion and final completion dates. This comprehensive support was vital in successfully bringing the 5Pointz complex to fruition.

Inwood Bar And Grill

Inwood Bar and Grill, recognized as the largest sports bar in Upper Manhattan, offers a vibrant sports-watching experience. Additionally, it boasts a private hall featuring over 50 screens and live sound for various events. To further enhance its offerings, the establishment engaged DM Engineers to assist with a phased expansion of its facility.

In the initial phase of the project, our team collaborated on the development of design documents aimed at upgrading the electrical service. This phase also involved close coordination with the building department and Con Edison Company throughout the construction process to ensure a smooth and compliant upgrade.

In the second phase of the project, our engineers worked closely with the owner to create plans for extending the outdoor patio. The design of this extension included the incorporation of a retractable sky-light, resulting in a fully conditioned and renovated space that could be enjoyed year-round.

One of the primary challenges encountered by our team was the careful planning required to execute the construction while maintaining the uninterrupted operation of the business. This involved meticulous coordination to minimize disruptions to the establishment’s regular activities.

Additionally, upgrades were made to the fire protection and fire alarm systems to enhance the safety and security of the facility.

The expansion and upgrades at Inwood Bar and Grill have not only increased its capacity and versatility but have also contributed to offering an enhanced and enjoyable experience for patrons, whether they’re gathering to watch sports or hosting private events.

90 Greene Street

DM Engineers undertook an extensive project involving the mechanical, electrical, plumbing, fire protection, and structural design services for a high-end luxury apartment upgrade located in the Soho area of New York City. The project featured several notable elements, including the conversion of the apartment into a duplex living space with impressive high ceilings and integrated control systems.

One of the central challenges faced during this endeavor was the need to seamlessly integrate state-of-the-art engineering systems into a landmark building. This posed a unique challenge because the preservation of the building’s historical and architectural significance was paramount to maintaining its value and historical legacy.

In addition to their core design services, DM Engineers provided an extra service by conducting a comprehensive building property assessment. This assessment was a crucial step in developing a capital master plan aimed at addressing any deficiencies in the building. By doing so, DM Engineers contributed to the continued development and preservation of this historically significant property, ensuring its continued relevance and value in the future.

Row Hotel NYC

The Row Hotel, previously known as Hotel Lincoln, has a rich history as one of Manhattan’s largest hotels when it originally opened on February 13, 1928. Today, the hotel is undergoing development, and DM Engineers has been engaged to provide essential consulting services to support the facilities team in their efforts to enhance and modernize this historic property.

One of the key initiatives undertaken by DM Engineers involved the development of design documents for the cooling of the penthouse offices and the main elevator machine room, ensuring compliance with local building codes. This work encompassed the creation of a dedicated cooling system, electrical upgrades, and the installation of fire alarm devices to enhance safety and comfort in these critical areas.

As part of a broader capital program, DM Engineers addressed the need to cool and ventilate each of the elevator cabs throughout the building. Collaborating closely with the elevator manufacturing company, they customized a solution tailored to the unique architectural features and requirements of this historic building, ensuring the comfort and safety of guests and patrons.

In the final phase of this initiative, DM Engineers took on the task of developing engineering plans to renovate the hotel’s first-floor bar and lounge area. This renovation aimed to expand the seating and bar area, providing a modern and inviting amenity for guests. The scope of work included the redesign of the HVAC system, sprinkler system, and fire alarm system to ensure that the renovated space met contemporary standards and provided an enjoyable experience for visitors.

Through their multifaceted involvement in this project, DM Engineers has played a crucial role in preserving the historical significance of The Row Hotel while modernizing its infrastructure and amenities to meet the needs and expectations of today’s guests.
